Magnolia

Magnolia is CRESIA’s most exclusive project in Ciudad del Este: just 10 residences in Área 1, one of the city’s most established residential districts, close to Lago de la República, the Friendship Bridge and the university campuses. The developer describes it as "houses in the sky", designed for families who want space and privacy.

Each unit measures around 240 m², with three en-suite bedrooms, a generous light-filled living and dining area, a high-end kitchen with island and a double entrance. The balcony terrace with barbecue has retractable glass enclosures, so it can be climate-controlled and used as another room all year round.

The top level holds the amenities: a pool with sun deck, an air-conditioned event room and a children’s play area, all with panoramic views over the tree-lined neighborhood. Groundbreaking took place in April 2026, with construction estimated at about 28 months; early buyers can request customised layout changes.
